The covered terrace of this country cottage is the perfect spot to sip wine and admire the landscape. The grounds through which you are welcome to wander are full of olive and fruit trees.

The whole house is 270 sqm and is on 3 levels. On the ground floor you will find a kitchen with breakfast table a living room with an open fireplace a large sofa and an antique table for 4, a very cosy dining room with a table for 10, a bathroom with a hip bath and a shower attachment.

On the first floor you will find 3 double bedrooms and 1 twin bedroom.

All rooms have original furniture and features like chestnut beams, terracotta and wooden floors and they all offer beautiful views..

The courtyard has a large table (10 people) for dining ‘al fresco’.

The basement has been restored very recently maintaining all its original features, such as stone walls, wooden beams etc.. It has its own entrance and an outdoor area with table and chairs were you can enjoy the peacefulness and the outstanding views of the area….very inspiring! There is a new shower room here, and also a utility room.

This house is wonderfully and peacefully located and full of character and 'quirkiness!' Perfect for those seeking peace and quiet, and a real feel of yesteryear Italy...... The property itself is furnished and decorated in a basic manner, but this is part of its charm. Dont come here if you are looking for luxury and all mod cons, but if you are looking for a wonderful 'different' holiday at a really good price!

• Enter into hallway.
• On the right is a living room with open fire, and small table,
• leading down to a good size dining room
• On the left is the bright and airy but basic kitchen with original marble sink, gas cooker, fridge/freezer.
• Straight ahead of the entrance there is a bathroom which consists of a small 'hip' bath with shower attachment over, WC, bidet and sink.
• On the first floor are 2 double bedrooms a twin room and a single room. The owner can rearrange beds to suit group composition and extra beds can be added
• In the basement there is a further new, modern shower room and the washing machine/utitlity room , as well as light and airy, fully restored (but empty!) rooms.

Outside:

• There are large grounds, full of fruit and olive trees, with wondrous views over the mountains
• Outside the main door is a courtyard for dining al fresco, as well as the beautiful terrace with dramatic relaxing views for enjoying pre dinner drinks or a relaxing read.....
• Downstairs outside the basement is a further terrace/sitting area alongside the garden
• The owner will provide a paddling pool for children's use if required - please ask in advance

The village of Molazzana, has an all purpose shop, church, square, two bars and a restaurant within walking distance and there is a large public swimming pool in the village of Gallicano at the bottom of the picturesque mountain road (4km).

The villages and towns of the area are charming. You need a car to travel the local area, but if you prefer there is a train station 4 km away with excellent connection to all major towns.

Barga with its museum, wanderful allyways, markets, shops and swimmingpool with amazing views is a 15 minute drive; wonderful Lucca (40 minutes): Pisa (1 hour), Florence (1 ½ hours),.
The main attraction of the area though is the beautiful unspoilt peaceful countryside and the hundreds of hilltop villages to explore, many medieaval in their architecture.
The beaches of Versilia - Forte de Marmi and Viareggio - are just over an hour away.
