The house is well equipped, with modern comforts but still retains character with beamed ceilings throughout, and an open fireplace in the kitchen.
At the back of the property is a small track leading down to the river where it is possible to fish for trout, or for children to play for hours.........
The extensive garden with orchard is fully fenced and boarders a river ,a covered pergola for al fresco dining, BBQ, terrace and a gated pool (8M x 4M).
This house is a little remote, set in the depths of the countryside, with meadows and barns, and the mountains in the distance. The house is around 4km from the mediaeval walled village of Castiglione, where there are basic shops and a couple of restaurants. Within reach of other Tuscan towns - see below.

• Newly fitted kitchen with washing machine, oven, hob, microwave, and fridge freezer. Table and chairs for eating. Open fireplace
• The hallway also leads to a dining area and a living area leading with doors leading to garden. There is a TV and CD player.
• There is also a downstairs WC.
• Upstairs the house has two double bedrooms and a large landing area with twin beds.
• There is also a bathroom with tub and shower over.
• Off the landing area is a small terrace perfect for relaxing with a glass of wine.
• Outside there is a fully fenced garden with orchard, with covered pergola for eating al fresco, as well as a terraced area immediately outside of the house.
• There is also a private gated pool - 8M x 4M and a BBQ.
• Just behind the house and down the slope is a wonderful river, which can be heard running from the garden.........

The house is situated 4km from the mediaeval town of Castiglione which has a couple of restaurants and bars, and is famous for its still intact walls and wonderful views.
Castiglione itself is around a 15 minute drive from the market town of Castelnuovo with its popular Thursday morning market, bars and restaurants, and around 1 hr 5 mins from the fully walled, mediaeval City of Lucca which is a wonderful day out. Pisa is around 90 minutes, and Florence under 2 hours.
The tiny city of Barga with its windy cobbled streets, outdoor music and numerous restaurants is a 30 minute drive.

This house is set in the depths of the country and is fairly remote in many respects, but if relaxing, picnicking and having a dip become too much then there is still the opportunity for sightseeing.
