Description
This well-loved seven-bedroom, six-bathroom villa complete
with a private pool, hot tub, and home cinema, is situated amid
vast grounds and mature olive groves, not far from Arezzo and close
to several wonderful vineyards. It is within walking distance of
the village of Pergine, where you can enjoy breakfast at the local
bar, or an evening meal at the good restaurant.
This vast property provides ample accommodation for 12 + 2
persons, with its spacious kitchen (complete with indoor BBQ and
ice maker), large dining room with enormous fireplace, and living
room spanning the back of the house. There is also a further living
area on the first floor, again with a fireplace ...and on the lower
ground floor, there is a cinema room, perfect for evening or rainy
day entertainment.
Outside there is plenty of room to relax and dine al fresco
under the shade of mature trees. For reading in peace there is a
wonderful covered terrace leading from the first floor living
area.
The 200.000 sq. meters of parkland / fenced garden is a
paradise for children, and with 700 olive trees, there are plenty
of places for relaxing.
The private, gated swimming pool with Roman Steps is a real
luxury, and this area is lit at night for those nocturnal swims
...here there is also the summer hot tub. (Note that outside
of July and August the pool is heated using an air pump system. The
temperature of the water will depend on the outside temperature,
but in any event, the pool will be warmer than those without the
heat pump).
If you can tear yourselves away from this wonderful place,
then the villa is a short walk from the local village, and it is
perfectly located for exploring Tuscany.
For rainy days, there is a fully equipped 12-person Home
Cinema, and for the winter months, there is a second hot tub which
is situated under the loggia at the villa, to give easy access to
the bathroom inside.
Location:
Situated within a large 'park' of Olives, cypress trees, and
oaks, and within the Tuscan Triangle between Florence, Arezzo, and
Siena and only a short walk from the local village where you will
find cafes, groceries, and restaurants, this villa is ideally
located for day-trips to Siena, Arezzo, Florence, Rome and the
Chianti region in general. You can even pick up a bus 300M from the
property which will take you to many of these places!
Closer to home there is horse riding, wine tasting, cookery
lessons (subject to availability), Outlet shopping,
etc

Ground floor:
Enter the property into large open plan dining room with
fireplace and dining for 12, two living areas with arched doors
leading to garden and terrace.
The dining room leads to the breakfast kitchen fully
equipped with an oven; hob; dishwasher; microwave;
fridge/freezer; blender; coffee maker; ice maker; indoor BBQ,
and seating for 6.
Also on the ground floor are:
- One double bedroom (no aircon) - can also be twin on request
- Second double bedroom with aircon
- Shower room with shower, WC, and bidet.
First floor:
From the living area up to the first floor where there is a
further relaxing area with fireplace, leading to charming covered
terrace.
Also on this floor:
- 2 double bedrooms with aircon, and en suite shower rooms (one also with tub).
- 2 double bedrooms on the other side of the living area (so with privacy from others), two bathrooms. Air con is in the corridor, and by closing the door to the living room and leaving the bedroom doors open, these are perfectly cooled.
Lower Ground floor:
Lower ground floor cinema room with 4x3m screen, where you
can plug in your PC with any downloaded films you bring, or use
your own Netflix/Amazon Prime/Disney subscriptions. Alternatively,
you can watch YouTube.
Utility room with washing machine
Double bedroom with en-suite bathroom with wheelchair access
and wheelchair-adapted bathroom (with a/c)
There are insect screens throughout the villa and some rooms
have ceiling fans, with plenty of portable fans also
available

Rental & Booking Information
- The pool is covered at night to keep the temperature up. The water is heated but by an air pump so it depends on the outside weather how effective the pump is. In any event it will be warmer than a pool that does not have the heat pump or cover, but may still be chilly .
- External electric charging point for cars. Pay per use to the owner.
- Tourist tax payable of Eur 1.50 per person per night to a maximum of Eur 7.50 per person per stay. This tax is applicable for all guests age 12 and over, and is payable in cash on arrival to the owner.

Villa Benvenuti was gorgeous! Alessandra and Massimo were
absolutely lovely, gracious, and made us feel like family. They
were exceptionally kind and responsive to all our needs. The meals
they prepared for us were amazing, delicious, and we can't stop
raving about them. Everyone hated to leave. We hope that one day we
will be able to return!! Highly recommend Villa Benvenuto!!!

Villa Benvenuti is a rare find. It looks just like you would
dream of a villa in Tuscany, has a bathroom for each bedroom, is
within walking distance of a lovely little village, and is managed
by a wonderful couple who take such good care of you. We stayed for
a month and at times had 10 adults and a 2 year-old at the villa.
It accommodated us perfectly with plenty of space for all. We took
day trips all over Tuscany including Arezzo, Sienna, Florence,
Cortona, and the entire Chianti region. All are within an easy
drive. But we also spent a lot of days just around our local
village for coffee at the cafe, dinner at the local restaurant or
in one of the many surrounding villages, shopping at the local farm
or markets, exploring vineyards or hiking through the hills. For a
few extraordinary weeks, we felt like we were living in Tuscany!
The owners, Alessandra and Massimo, were wonderful and always
extremely easy to contact. They made sure we were comfortable in
the villa, cooked two delicious Tuscan meals for us on the terrace
(a must for your stay!), and were a wealth of information on
anything we needed during our stay. Besides, they are just really
nice people. A couple of our adult children called it the trip of a
lifetime, which I guess is how I would best sum it all up. Thanks
so much for a memorable stay!

Really nice place….excellent accommodation, brilliant pool,
cinema room great hit with children on hot afternoons, lovely
outdoor eating areas, nice location on edge of interesting village
and in easy reach of Sienna, Florence and Arezzo. Owners were
extremely friendly and helpful.

What a wonderful week we enjoyed with our adult children and
spouses at the Villa Pergine. Alessandro and Massimo were wonderful
hosts. They live a few miles away but provided great restaurant
advice, van and wine tour booking assistance, and shopped for
breakfast essentials before our arrival. Best of all, they cooked
two wonderful multi-course meals for us which we enjoyed al fresco
on the back patio overlooking the olive grove. The house is a
beautifully restored villa built in the 1600's. It was clean. The
AC was fine even though our stay was during the recent heat wave.
The pool was wonderfully refreshing and cleaned by Massimo every
morning. We enjoyed two delicious sunset dinners at the Ristorante
le Cantine- the only restaurant in town a short walk away. The
house is an easy drive to beautiful Arezzo, Montepulciano, Sienna,
and, of course, Florence.

The property was everything and more that we could have asked
for. It was more than spacious for us all (9 adults)...beds, baths,
kitchen, outdoor space. living room were perfect. The host family
(Alessandra and Massimo) were more than willing to show us around
the property, they even went shopping for some essentials so that
we didn't have to rush out to the store when we arrived.. They even
arranged a couple of nights to cook us dinner that was as good as
any restaurant that we ate it. I highly recommend this Villa to
anyone as the location is ideal to use as a starting point to see
this beautiful country. Thank you again Alessandra for sharing your

We are a group of 9 friends traveling to Italy for 13 days. We were at Villa Benvenuti for 10 days and used it as our base while traveling to various places. The villa is wonderful and has everything we needed and was comfortable and cozy. We had plenty of common spaces to spend time together and as necessary our individual rooms and other spaces to be away from the group from time to time, to read or just relax. The movie room was also a big plus. The pool and hot tub was great to have available. We have several people who enjoy cooking and we found the kitchen well stocked with cookware, serving items and appliances. The town which is steps away from the front gate was great and the people there were very welcoming and friendly. We ate at the restaurant which is walking distance, had coffee in one of the cafes and bought a few grocery items at the store. We even had a need to stop in at the pharmacy, the pharmacist was very helpful and kind.
We requested a cooked meal for our first night. The five course meal was in our top 3 of the entire trip. Alessandra and Massimo and their daughter prepared, served it with wine pairings and were there through the clean up.
Overall, our trip was made better because of this wonderful villa and the hosting of Alessandra and Massimo. They were available for any of our questions and facilitated whatever they could. I really felt we started a friendship and look forward to our next visit, perhaps with our children and grandson.

Everything was very good, the attention from Alessandra
and Massimo was excellent, they were always very attentive. We also
organized a wine tasting at the villa and it was great! Federico

We just returned after two fantastic weeks. The house is amazing, and you truly feel like you are in a private home. The owners Alessandra and Massimo made two outstanding dinners for us during our stay. (Make sure you book this if and when you visit the house ) Alessandra answered and guided us throughout our visit and made sure everything was in order all the time. We were three families going, and there was plenty of space both inside and outside for everybody to do as they please. We will defiantly come back, not just because of the house but also the people and the fantastic hosts.
