Description
Fenice is a beautiful tuscan villa, set in 14 hectares of land, and situated equidistant from arezzo, siena and perugia, so perfect for exploring traditional tuscany. Situated within a short walk of a good pizzeria and basic shop, a couple of kms from other restaurants and just 5km from a beautiful village with lots of other facilities.
This spacious and airy villa boasts 4 bedrooms and 3 bathrooms,
a good size well equipped kitchen, dining room, living rooms and
plenty of space for dining and relaxing inside and al fresco.
There is a good size private pool for relaxing days at home
looking out at the stunning tuscan countryside of rolling hills,
olive groves and classic cypress trees.
This large property is arranged over 3 floors:
On the ground floor, the main entrance leads directly into very large spacious reception room, which has a good size dining table for at least 10 to dine inside, arm chairs and a fireplace. A unique space with a staircase leading up to mezzanine library balcony overlooking the room.
From this room and down a small flight of steps you reach a second reception room which is a comfy living area with huge traditional fireplace, comfy sofa, a further table and 4 chairs. This vast living area interconnects via an arch to a breakfast room which has 3 or 4 steps down into the kitchen.
The kitchen is spacious modern kitchen complete with US style fridge/freezer, oven, hob, dishwasher and plenty of workspace for preparing your tuscan delights. The kitchen has double doors leading through to dining terrace.
The feel of this ground floor area is really traditional tuscany
meets modern, with traditional windows and flooring, original
fireplace, tuscan arches, with modern touches such as contemporary
second fireplace area, mezzanine floor, and wooden cladding mixing
with beams.
Wifi
Into the sleeping zone to two well furnished double bedrooms, one of which has an ante room of wardrobes. Also on this floor is a large bathroom with tub, as well as a separate shower room. Each room has wonderful beamed ceilings adding to the Tuscan feel.
Up to the second floor one finds a further living area, with room to relax away from the rest of the group, along with a further 2 double bedrooms with beamed ceilings. There is space for an additional single in each room, but many guests prefer to situate the 2 singles in with the largest double so that 4 children can all sleep together, or else place the 2 singles in the additional living area on this 'loft style' floor. There is a large bathroom with hydromassage bath and separate shower. Due to layout, this floor will suit one family.
There is air con in the bedrooms.
This property has been restored to create a real sense of space.

Situated in extensive gardens, with olive trees, cypress trees,
and lots of plants and flowers; there are various terraces for
relaxing and dining al fresco including a covered bbq area

Nb - owner lives on site in different part of this vast villa, with own entrance and garden area etc. The site has been designed to give guests total privacy.
A little about the area
Perfectly located between Perugia, Siena and Arezzo, with other
nearby places to visit including Lake Trasimeno, Cortona, Orcia,
Monteriggioni, Bagno Vignoni
The closest airport is Florence which is only a 90 minute drive,
or Pisa is an option too, a 2 hour drive away. Even Rome can be
visited for the day in just 2.5 hours.
Take the stress out of larger city exploring with the local train
station servicing both Florence and Rome
3 golf courses within 30 minute drive
Closer to home there is a pizzeria and a basic shop just 100M
away, another good restaurant 2km away and various to choose from
in the locacl village which is a 5km leisurely drive...

Took my parents and sister to Italy for the first time and
enjoyed a week at La Fenice. Linda and Jaime were excellent hosts,
we felt very at home in their beautiful property.

My husband and I, our daughter and 3 granddaughters and
boyfriend absolutely loved the Fenice Tuscan Villa. We were warmly
greeted by the owners. They gave attention to every detail of our
stay. The villa was spacious and comfortable for our large family.
We enjoyed the chef-prepared breakfast each morning outside beside
the pool. The view of the Tuscan Countryside was breathtaking. A
highlight of our stay was a local wine tasting. We highly recommend
this property!

Amazing swimming pool with its garden. Great hospitality from Linda

Incredible warm and welcoming hosts and property. Perfect
retreat from the hustle of the cities. Nestled into olive groves
and down the street from a winery. We spent 11 days and weren't sad

My family of 5 just finished our 6 day stay at the Fenice Villa.
The home is beautiful and the view is breathtaking. The pool
overlooks the Tuscan hillside and is perfect for relaxing and
cooling off. It is just a 10 minute car ride to a grocery store and
to the train station where you can easily travel to different
Tuscan cities. The best gelato we had in Italy was at Snoopy's
right in Castiglion Fiorentino. The owners, Linda and Jaime, could
not have been more gracious and accommodating. They were
immediately available to help us with whatever we needed. We can't
say enough good things about our trip. We were sad to leave our
Tuscan villa and hope to return again someday.

Incredible place to get away with your family. Linda and her
husband could not be more hospitable. Property, pool and all around
feel was great. The town of Castiglione Fiorentino was very
friendly and had some fun spots to eat.

fantastic pool then this is for you. The owners are so helpful,
provide great help with local places to visit and the cooked meal
they provided was outstanding.

This place was truly relaxing. It was a beautiful and quiet
place, the house was amazing and the kitchen was great. The grounds
were top notch. It was an 8 min drive to town, and there were
multiple walled cities to see within 20-90 mins away. Easy to
access. The hosts were wonderful. We went with another couple and
our two kids. There was room for everyone to spread out, inside and
out. Afternoons by the pool was a big hit.

We spent a wonderful 9-day family holiday (8 people) in Villa La
Fenice in September. The villa, the garden with pool and the whole
area are a dream. The presentation of the property and the facility
on the internet is absolutely correct. Everything is beautiful and
well maintained. The owners, Linda and Jaime, are wonderful and
very helpful hosts who do everything to make their guests feel
comfortable. A big thank you again to both of them !! We enjoyed
our stay very much and will definitely be back!

The house is over 100 years old and stylishly renovated.
Super fast internet, very well equipped kitchen and air
conditioning in 3 bedrooms. The landlords speak fluent English and
are very accommodating. They live in the same house and maintain
the huge pool and garden, but you don't see or hear them. Otherwise
there is absolute silence. Very beautiful!

This is a well kept property with plenty of space for a family. Linda - the property owner - is fluent in English and always available to help. She is a very nice and honest person. She was also super helpful with securing an appointment to get our Covid tests before returning to US. The property is located next to the small town of Castiglion Fiorentino which has surprisingly great dining options, with affordable prices and English speaking personnel. Very pleased with our stay.

We were here in August with 2 families (4 adults and 5
children). And it was wonderful.
The private house has all the services you need. No other
guests in our case.
A private large swimming pool (2.20m max depth) in front of
the door with lovely sunbeds and umbrellas.
Also plenty of possibilities to stay in the sun or in the
shade.
The owner Linda is super friendly, speaks good English and
is easily accessible for all your questions.
Everything was neat and clean on arrival, the bedrooms,
bathrooms, kitchen etc...
On request you can have breakfast, dinner or even a cooking
course provided by Linda.
We did breakfast and that was also very well taken care
of.
The view from the pool is also beautiful and invites you to
relax.
