Full of traditional Tuscan charm, Borgo Fosciana is a beautifully restored 120-year-old property offering a wonderful setting for large family holidays, reunions and celebrations. With five individual apartments, a fabulous private swimming pool, spacious gardens and the authentic village of Pieve Fosciana within walking distance, it offers the perfect combination of privacy, relaxation and time together.
Situated in the heart of the beautiful Garfagnana countryside, approximately one hour north of Lucca, this historic property has been lovingly restored, retaining its original character and atmosphere.
Exposed wooden beams, traditional terracotta floors, stone walls, original fireplaces and individually furnished rooms all contribute to the wonderful sense of history and charm.
Borgo Fosciana is divided into five self-contained apartments, each with its own entrance, living accommodation and kitchen. The entire property is rented exclusively to one group, making it particularly suitable for extended families, groups of friends and several families holidaying together.
And while everyone has the freedom to enjoy their own space, there are also wonderful communal areas where the whole group can gather, including a characterful indoor living and dining room, a spacious private covered outdoor dining area and an adjoining, well-equipped kitchen designed for group catering.

The Five Apartments
Each of the apartments has its own individual charm, with traditional Tuscan features and comfortable accommodation.
La Mansarda
A charming apartment with two double bedrooms and two bathrooms, sleeping four guests. One of the bedrooms can be prepared as a twin on request.
A particular highlight is the wonderful 39m² private roof terrace, a lovely place to enjoy the surrounding views, relax with a book or enjoy an evening drink.
Lido and Natale
These two apartments offer particularly flexible accommodation for families.
Lido has two double bedrooms, each with its own private bathroom, while Natale has one double bedroom with its own bathroom.
The apartments can interconnect to create a comfortable three-bedroom arrangement, ideal for a larger family wanting to stay close together while still enjoying the convenience and flexibility of separate living areas.
La Taverna
A characterful apartment with two bedrooms: one double bedroom and a second bedroom with bunk beds and an additional single bed. There is one bathroom.
This apartment is particularly suitable for families with children.
Il Villino
A delightful little detached villa situated beside the main property, offering two bedrooms, one double and one twin, together with a bathroom.
There is also an additional single bed in a walk-through room leading to the beautiful 30m² private roof terrace. This provides flexible extra sleeping accommodation, particularly suitable for a child or an additional family member who is happy with a less private sleeping arrangement.
The roof terrace itself is a lovely place to relax and enjoy the Tuscan surroundings.
All five apartments have their own equipped kitchens, giving guests the freedom to prepare meals independently, while the communal facilities provide everything needed for spending time together.
Dining and Spending Time Together
One of the real pleasures of Borgo Fosciana is that, although guests enjoy the independence of five individual apartments, there are also wonderful communal spaces where the whole group can relax, cook and dine together.
Inside the property is a beautiful, characterful living and dining room, with exposed wooden beams, traditional stone walls, wooden floors and an impressive original fireplace. Full of authentic Tuscan charm, this is a lovely place to gather, particularly on cooler evenings or when the weather is less than perfect. Additional tables and seating can be arranged by the owners to accommodate the whole group for indoor dining.
Outside, guests have their own private covered dining area within the patio, perfect for long, leisurely lunches, family barbecues and relaxed evenings together. Being under cover, it also provides shelter from the rain, so everyone can still enjoy eating outdoors even if the weather is unpredictable.
Conveniently situated alongside is a well-equipped kitchen with sufficient cookware, crockery, cutlery and serving equipment for the entire group. There is no need to carry everything from the individual apartments when everyone wants to dine together.
The kitchen also benefits from a large fridge, additional freezer space and a separate drinks fridge - especially useful when catering for larger groups.
There is also a BBQ for relaxed outdoor cooking.
It's a wonderfully practical arrangement, allowing guests to enjoy the privacy and independence of their own apartments while still having everything they need to cook, dine and spend time together as one group.
Gardens, Swimming Pool and Outdoor Living
The outdoor space is one of the real highlights of Borgo Fosciana.
The property is surrounded by a spacious, fully fenced garden, providing plenty of room for children to play and adults to relax. The garden is also attractively illuminated at night, creating a lovely atmosphere for evenings outdoors.
At the heart of the garden is the beautiful private 12m x 6m saline swimming pool, with Roman steps for easy entry and a shallow end measuring approximately 90cm in depth, particularly convenient for younger children under supervision.
The saline pool offers a pleasant swimming experience, while its generous dimensions provide plenty of room for both swimming and family fun.
Pool towels are provided, and there are sun loungers and plenty of space to unwind beside the water, enjoy the sunshine or simply admire the surrounding countryside.
The large private covered dining area and adjacent kitchen make outdoor living particularly easy, whether enjoying a family BBQ, a leisurely lunch or a long evening meal together.

These are privately arranged experiences rather than a restaurant open to the general public, offering a wonderful opportunity to experience genuine local hospitality and traditional home cooking.

We felt extremely comfortable. Our group consisted of 23 people
- 18 adults and 5 children - and the accommodation was absolutely
ideal for this. Thanks to the separate apartments and two wonderful
roof terraces, there were also plenty of spaces for privacy. The
entire property is perfectly designed for small children: the
grounds are fenced, the pool area is secure, and the garden offers
lots of space to play. The pool itself is large enough for
swimming. Shops are nearby - perfect for self-catering. A special
highlight was the pizza evening hosted by the owners - highly
recommended! The pizzas were exceptionally delicious. The hosts are
extremely friendly and helpful.

excellent! With 15 people we had plenty of space. I would recommend

I booked this property to celebrate my 70rh birthday with my
children and grandchildren, it was exactly what I'd hoped for,
panoramic views of mountains and forest from our balcony, outside
dining areas with long tables to accommodate all of us, plenty of
open space and a beautiful pool so the children were very happy but
also individual apartments with all facilities for each family to
have some privacy. Flaviano and his family were wonderful hosts,
his pizza night was so much fun with traditional toppings from
various regions, and ending wth a Nutella and Smartie pizza with
which the children were delighted! The accommodation itself was
very traditional in style and spotlessly clean with more than
adequate utensils and equipment for self catering. The village was
by no means touristy, it had two supermarkets In walking distance
as well as a lovely butcher and various other shops and a couple of
small bars. There was a very nice restaurant in the village which
we went to twice, Flaviano lit the bbq for us one evening and we
cooked meats from the butchers, but had we known how good his pizza
night was going to be we would have booked his Tuscan meal
too…highly recommended! We would have no qualms about booking this
again, it was perfect!

Flaviano and his family were the perfect hosts. We spent 2
weeks celebrating my birthday with friends and family at their
beautiful villa in the friendly village of Pieve Fosciana. Flaviano
is a chef and he prepared several meals for us that were absolutely
delicious, using ingredients all from within 1km of the property.
We were able to pick ingredients from the garden when we cooked for
ourselves. The view from the windows and rooftop terraces are
breathtaking. The area is magnificent for exploring numerous small
villages and doing walks. There are a couple of nice local
restaurants you can reach on foot and many more within 5 minutes
drive. Luca makes a wonderful day trip! Thank you Flaviano and
family for making my significant birthday celebration very
special.

We were a Group of twelve from the age of 15 to 80. One
appartment was excelent for the lederly immobile with two bedroms
at the Ground floor.
The others was accessible with stairs. The familiy renting out is
very service minded, the sweetest people.
We had them preparing dinners - both anti pasti, pizza party and
finner party and breakfast. We had the best Home made meals. The
pool area was fine, with accesible pool and Sun beds. We highly
recommend this place.

We LOVED our stay here and it is fair to say it exceeded our
expectations. We loved the look and feel of the entire Villa.
Everything from the grounds, to the pool, 5 separate apartments was
spectacular. We were 4 families traveling together. We knew there
were separate apartments and we would have enough space but we were
pleasantly surprised at just how much extra space there was. Each
family had their own space and there was an apartment to spare for
the kids to take over.
The pool area was our favorite spot. The saltwater pool was always
clean and cared for and the amount of lounge chairs and umbrellas
were plenty.
The outdoor seating area and the wood fired grill was an extra
bonus. Some of our favorite times was sitting around the table as a
group having fabulous meals.
Last, but certainly not least, the host, Flaviano, was a perfect
host. He lives next door and has found the perfect balance of being
available when needed and respecting space when wanted.
He and his family were warm and welcoming. Typically, when staying
in home rentals, you never see the host. This can be the case if
you want but having him close by to answer questions was helpful.
Flaviano is also an amazing cook. We opted to have the pizza dinner
and the 4 course meal. This should not be missed. Both meals were
served in his restaurant that is on his property. We all agreed
that this stay was the best part of our vacation. We traveled for 3
weeks. Thank you Flaviano and Family.

We are so happy that we could stay in this amazing place! Close
to grocery stores and the charming little shops with hospitable
villagers.
We were 15 people; 8 adults 7 children aged 0-13 who had a great
time. Wonderful house with 5 apartments with their own kitchens and
bathrooms, great space and large pool.
The host Flaviano lives in the house next door and is very helpful
with everything.
DON'T MISS that Flaviano offers three-course dinners for
30€/person (children half price) pizza nights 25€/person (children
half price) down in his nice taverna with wood-fired oven, local
ingredients and family hospitality! We were all sad to leave this
place.

A lovely village in the mountains, very nice landlord and family
who runs the house. An old house with a lot of small apartments. We
where a bit unlucky with the weather inspite we where there in the
end of May so it was cold inside aswell as outside. But the nice
days we had fantastic times around the pool. Our cyclists where
very happy with the tours they went on in the surroundings. Our
Pizzanight with the host was amazing!

really beautiful. Flaviano and his family were such kind and

Very nice property with five distinct apartments all able to
host a family. With 17 people we had more than enough room and
amenities. The large indoor eating area is situated in the managers
house so if the weather doesn't allow outdoor eating and you wish
to eat together you have to ask the manager. The village is cosy
and have cafés, ice cream place, bakers, atm's, food stores,
butchers and more, so all you need really. The roads to the village
are quite small and winding over the hills if you come from Modena
or Aulla, so pills for car sickness can be good for kids. The
manager and his family are super friendly and helpful, and threw us
a pizza party with top notch pizzas. All in all an amazing
week!

We were 12 adults gathering for a retirement celebration.
The villas is divided into 5 separate apartments, which worked
great for our group. Privacy when needed but plenty of together
time too. I can't say enough about Flaviano, the host. He was so
kind and accommodating, not to mention an incredible baker, who
randomly showed up with delicious fresh baked breads, rolls, and
pizzas for everyone to enjoy when we were gathered in the Taverna.
He also made us a fire in the fireplace on several nights for all
to enjoy. Flaviano made this a memorable and wonderful experience.
I highly recommend staying here. The small village of Pieve
Fosciana is quaint and has all the basics and the neighboring town
of Castelnuovo di Garfagnana has a train station and plenty of
shops and restaurants too. It is helpful to have a car for
exploring. We enjoyed a cooking class in Lucca and a truffle hunt
in San Miniato and a few wineries in the area as well. The people
were so friendly and helpful. If you want to feel like you are
experiencing Italy and out of a tourist destination, this is the
place to be!

Family vacation
We took our parents for a surprise holiday for their 80th birthday. We had a group of 20 persons and really enjoyed the peaceful atmosphere of Pieve Fosciana. Flaviano made excellent pizza on our arrival evening. Overall, the villa was perfect for our needs since there were separate appartments.

We felt very comfortable in Flaviano's house. The pool is great and the grounds very cozy. The small apartments gave privacy and we also had space to have breakfast or cook together. We had Flaviano and his team cook for us twice, it was very nice and delicious! But we were also able to eat very well. Everyone was very nice. Flaviano was extremely helpful and easily accessible. There are many pretty towns and destinations in the area. A perfect place for a family gathering, highly recommended!

We had a wonderful week in honor of my mother's 80th birthday. The host warmly welcomed us with freshly baked foccaccias! Everyone had their own apartment and yet we could also cook and eat together in the lovely room downstairs. The pizza night was a great success and also the tastiest pizzas we have ever eaten. Really a top house if you go with several families.

We had a really lovely holiday - the house, garden and pool were perfect and the owners are really great, very welcoming and friendly. The location is quiet but not isolated, we did some very nice walks and there's lot's to see and do in the area. We'd definitely recommend!
Lovely villa in a small town, with many possibilities to visit the surrounding mountains and national parks. The villa is separated into different apartments, which is extremely useful for families or groups that sometimes want to withdraw to their own apartment. Owner was also really helpful and made our holiday even better. Would certainly recommend!
